The Dean is the epitome of unparalleled luxury living in the heart of downtown Ithaca,

meticulously crafted by Travis Hyde Properties in collaboration with Kyi Gyaw Interiors and STREAM Collaborative, and built by Purcell Construction.

This boutique-level gem is an adaptive reuse of a 1924 mushroom column warehouse, elevating its industrial shell through the infusion of art deco motifs and exquisite finishes.

  • The Dean is a gut-renovation of the Gateway Plaza office building, developed under the leadership of Frost Travis. Frost Travis stripped the building back down to its concrete shell and mushroom columns, and alongside world renowned interior designer, Kyi Gyaw, breathed new life into the building as residences.

  • The Dean’s building and property have lived many lives, taking on new forms to meet the needs of our downtown community. Prior to 1924, the site operated both as horse stables and a lumberyard.

    In 1924, the six-story, poured-in-place, concrete warehouse was constructed, which operated with that function until 2001 when it was acquired by Mack Travis. Mack transformed the warehouse into Gateway Plaza, a Class A office building to help meet the City of Ithaca’s vision for Downtown economic development.
